The 300-acre five building corporate campus consists of 580,000 square feet of laboratory/office support space built in multiple phases and intended to centrally locate several of Cisco's corporate divisions. Phase I is divided between two 4-level buildings, each about 150,000 square feet. The adjacent parking deck holds 1,200 cars and is connected to the buildings at grade and by “open-air” pedestrian bridges. Phase II of the campus building program includes two 140,000 square foot office buildings with full tenant build-outs. Each building has a four-story concrete frame with matching architectural precast. This phase was constructed adjacent to the existing Central Reception Building and mirrors the other office buildings. Building Six is a 179,000 square foot, five story facility with a bridge connecting to Building One.
Each building employed a "fasttrack" approach. To facilitate construction the design and permitting occurred in a multiple process. Holder procured three permits for each phase to reduce the overall design and construction duration. Holder procured a separate permit for for grading (clearing, sitework, roadway) of each of the three phases, separate base building permits for each building and bridge, and interior construction permits for the tenant construction of each building.
Phase III of the building was designed and constructed to a LEED NC 2.2 Silver standard. Holder worked with Cisco to incorporate sustainable strategies campus wide. Some strategies include energy efficient lighting and water efficient fixtures, the use of recycled materials, protection of the natural landscape and surrounding tree canopy that makes this campus a walkable "park-like" environment for employees. Holder divered 94% of all the construction waste from landfills.
