The Millennium office building in Midtown Atlanta is a 13-story 400,000 square foot “Class A” urban development. The building consists of a concrete structure with a unique brick-precast exterior skin. The systems are designed for ultimate technological flexibility with state-of-the-art infrastructure. The ornate metal detailing creates a corridor through midtown Atlanta. The development includes speculative office space, a fitness center, retail space, a 913 car parking deck and elaborate site amenities.
This project was completed under an aggressive, fast-track schedule. Two challenges to meeting the schedule commitments for this project were the long lead times on materials and the permitting process with the City of Atlanta. As the design was developed, Holder worked closely with the design team to evaluate the delivery as well as the cost, for the building materials and systems. Holder performed extensive constructibility reviews to evaluate the most efficient installation methods. Holder coordinated the material selections, expedited submittals, and production prior to the completion of the design details. This close coordination eliminated any significant rework in the field.
Receipt of a full building permit was not anticipated until April, 2001, which did not support the project’s completion goals. A phased permitting plan with the City of Atlanta was implemented allowing for sitework to begin in October, 2000. The foundation permit was issued in November, 2000, the Structure permit was issued in January, 2001, and finally the full permit was issued on April 13th, 2001. This phased approach allowed Holder to start, and finish, on time.
This project was awarded the 2002 ACI Award of Excellence for “High Rise Buildings”
