Norfolk Southern’s new headquarters is organized around the North tower (11 stories) and the South tower (18 stories), with a five-story podium building encompassing 856,000 square feet of office space and amenities. Amenities space includes a childcare facility, technology innovation center, conference space, a network operations center (NOC), café, fitness center, rooftop garden, as well as individual and shared workspaces. In addition, there is a vibrant plaza with multiple levels of garden space that cascade up the façade of the buildings, culminating in a dining garden and recreation area.
MINIMIZING CONSTRUCTION IMPACTS THROUGH DETAILED LOGISTICS PLAN
Typically, office buildings of this size and complexity spend years in the planning, budgeting, and design phases before breaking ground. This project broke ground three months after the first round of schematic design document pricing. This expedited schedule provided several challenges. One major challenge was associated with dewatering and the soil stabilization plan to remove 40 feet of water from the 65 feet of excavation needed for the backup power and below-grade portion of the parking deck. All of this needed to happen while protecting the adjacent AT&T Tower, MARTA Station, and other surrounding structures. The entire team worked together to find a dewatering solution that worked successfully and also placed monitors on all adjacent buildings to ensure the dewatering process was acting as designed. None of the adjacent buildings were affected by settlement.
